Navien combi-boiler installation with insulated piping, pumps and expansion tank

Most homes around Lodi heat with a furnace or a heat pump, so homeowners with a boiler can have a hard time finding someone who works on one. AccuFlow Plumbing, Inc. repairs, maintains and installs residential hot-water (hydronic) boilers that feed radiant floor tubing, baseboard convectors and radiators, along with combination boilers that also make the home’s hot water. Because we’re licensed for both plumbing (C-36) and HVAC (C-20), we handle the water piping, the gas line and venting, and the heating controls, so one company is responsible for the whole system.

How a hot-water boiler system works

A boiler heats water, and a circulator pump moves it through loops of pipe or tubing to the rooms. The water gives up its heat through the floor, baseboards or radiators and comes back to the boiler to be heated again. An expansion tank absorbs the extra volume as the water heats, a pressure relief valve protects the system if pressure climbs too high, and air vents and separators keep air out of the loops. Larger homes are split into zones, each with its own thermostat and a zone valve or pump.

Most residential hot-water systems run at roughly 12 to 15 psi when cold, rising somewhat as they heat, and the relief valve on most home boilers is set at 30 psi. Your boiler’s manual has the exact numbers. A gauge that keeps creeping toward 30, or keeps dropping, tells us where to start looking.

Common boiler repairs

No heat is the most common call. On a modern boiler that usually traces to an igniter, flame sensor, gas valve, pressure switch, circulator or a control board, and the boiler’s error code points the way. Rooms that stay cold while others heat often mean air trapped in a loop, a stuck zone valve or a failing circulator. A relief valve that drips is usually a symptom of high pressure from a waterlogged expansion tank or a fill valve that won’t shut off, not a bad valve. Banging and rumbling, called kettling, comes from scale and sediment on the heat exchanger. High-efficiency condensing boilers add one more: a clogged condensate trap or neutralizer that shuts the boiler down.

Get help right away if you notice

  • A gas smell: get everyone out, then call PG&E or 911 from outside before calling us
  • A carbon monoxide alarm going off: leave the house and call 911
  • Water pooling around the boiler or the relief valve discharging
  • The pressure gauge near 30 psi, or dropping again after you refill
  • Banging, kettling or loud pump noise
  • Soot or scorch marks around the burner or vent
  • Some zones heating while others stay cold

Boiler replacement and new installations

A replacement boiler should be sized from a heat-loss calculation for the house, not copied from the old boiler’s label, since many older boilers were oversized and wasted fuel by short cycling. High-efficiency condensing boilers modulate their flame to match demand, vent through plastic pipe and need a condensate drain. A combi boiler heats the home and makes on-demand hot water from one wall-hung unit, which frees up floor space. We check gas line sizing and venting, handle the piping and controls, and pull the permit where one is required.

Planning an addition or remodel? Radiant floor heat under tile is one of the most comfortable ways to heat a bathroom or kitchen, and we can tie it into a new or existing boiler as part of the remodel.

Yearly boiler maintenance

A boiler should be serviced once a year, ideally before the heating season. We inspect the burner and heat exchanger, test the safety controls (high limit, low-water cutoff and relief valve), check the expansion tank charge and system pressure, purge air from the loops, check venting and combustion, and clean the condensate trap on condensing models. It’s the best way to avoid a no-heat call on the first cold night. See HVAC maintenance for the rest of the home’s heating and cooling.

What affects the cost of boiler work

  • Boiler type: standard, high-efficiency condensing or combi.
  • Size: based on the home’s heat loss.
  • Venting: whether the vent can be reused or needs new pipe or a liner.
  • Zones: number of pumps, zone valves and thermostats.
  • Existing piping: condition of the near-boiler piping and radiant loops.
  • Gas supply: whether the gas line is sized for the new boiler.
  • Access and permits.

Estimates are free, and you approve a firm price before any work starts. For repairs, the cost mostly comes down to which part failed and whether it’s in stock.

Yes. We repair, maintain and install residential hot-water (hydronic) boilers for radiant floor, baseboard and radiator heat, including high-efficiency condensing and combi boilers.
Most residential hot-water systems sit around 12 to 15 psi cold and rise a bit when hot. Check your boiler’s manual for the exact range. If it climbs near 30 psi, the usual relief valve setting, or keeps dropping, call us.
Usually because system pressure is too high, most often from a waterlogged expansion tank or a fill valve that isn’t shutting off. Never cap or plug a relief valve; it’s a safety device. We find and fix the cause.
That noise, called kettling, is usually scale or sediment on the heat exchanger making water boil in spots. It can also come from low flow or air in the system. Flushing or descaling and correcting the flow typically fixes it.
Many residential boilers last 15 to 20 years or more. Older cast-iron boilers often run longer, while high-efficiency condensing boilers depend heavily on yearly maintenance.
For many smaller homes, yes. One wall-hung unit heats the house and makes on-demand hot water, which saves space. Homes with several bathrooms in use at once may be better served by a boiler with a separate indirect water heater.
Once a year, ideally before the heating season starts.
