HVAC Maintenance

A tune-up before the season, not a breakdown in the middle of it.

AccuFlow technician cleaning the coil of an outdoor AC condenser during service

Lodi summers regularly top 100 degrees, and that’s exactly when a neglected air conditioner gives out. HVAC maintenance from AccuFlow Plumbing, Inc. is a scheduled tune-up of your heating and cooling equipment by our licensed C-20 team. We clean what needs cleaning, test the electrical and safety components, check refrigerant and airflow, and clear the condensate drain. Most homes need two visits a year: one for cooling in spring and one for heating in fall. We maintain central air conditioners, heat pumps, gas furnaces, ductless mini-splits and boilers in homes and businesses across Lodi, Acampo, Stockton, Galt and the surrounding area.

Spring AC tune-up

Before the heat arrives, we check or replace the filter, clean the outdoor condenser coil (valley dust, cottonwood fluff and grass clippings pack it fast) and inspect the indoor evaporator coil. We check refrigerant pressures and the temperature split across the coil, test the capacitors and contactor, measure motor amp draw, tighten electrical connections, and check the condenser fan. We clear and flush the condensate drain and check the float switch, so the drain doesn’t overflow into the ceiling or closet, then confirm the thermostat is reading and switching correctly.

Fall heating tune-up

For a gas furnace, we inspect and clean the burners, clean the flame sensor, check the igniter, inspect the heat exchanger for cracks, check the flue and venting, test for carbon monoxide, verify gas pressure, and test the limit switches and other safety controls. We also check the blower and its motor. For a heat pump, we check the reversing valve, the defrost cycle and the backup heat strips. Boilers get their own yearly service; see boiler repair and installation.

Book service sooner if you notice

  • Warm air or weak airflow from the vents
  • The system running constantly without reaching the set temperature
  • Ice on the refrigerant lines or outdoor unit
  • Water around the indoor unit or furnace
  • A burning smell that lasts beyond the first few minutes of the season
  • A yellow or flickering furnace flame instead of a steady blue one
  • A carbon monoxide alarm: leave the house and call 911
  • Energy bills climbing for no clear reason

Why regular maintenance pays off

Dirty coils, a clogged filter or the wrong refrigerant charge make your system work harder and longer for the same comfort. A weak capacitor caught during a spring tune-up is a quick fix; the same part failing on a 105-degree afternoon is a no-cool emergency. A furnace check is also a safety check, since a cracked heat exchanger or blocked vent can let carbon monoxide into the house. And many equipment manufacturers require regular professional maintenance to keep a warranty in good standing, so keep your service records.

Between visits, check your filter monthly and change it every one to three months, more often during dusty harvest months or with pets. Keep about two feet clear around the outdoor unit.

Maintenance for commercial HVAC

Rooftop units and commercial split systems run longer hours and usually need service twice a year, or quarterly for restaurants and dusty buildings, with belts, economizers and the gas heat section added to the checklist. We set up scheduled maintenance for businesses and give owners a written list of findings after each visit. See commercial HVAC.

What affects the cost of HVAC maintenance

  • Number of systems: each furnace, air conditioner, heat pump or ductless head.
  • System type: split system, package unit, heat pump, ductless or boiler.
  • Coil condition: a heavily soiled coil may need a deeper chemical cleaning.
  • Access: attic, crawlspace or rooftop equipment.
  • Refrigerant if the system is low (and the leak that caused it).
  • Repairs you choose to approve during the visit.

Estimates are free, and anything we find comes with a firm price you approve before we fix it.

Check it monthly and change it every one to three months, more often during dusty harvest months, with pets or if anyone in the home has allergies.
Clean coils, the right refrigerant charge and good airflow help your system run more efficiently. Savings depend on the condition of the system, so we don’t promise a number.
